Holiday Inn Express & Suites Live Oak by IHG

Wanted to give a shout out to Lee who checked me in. Great customer service, very kind and knowledgeable about the area. Traveled with my husband for a business trip and Lee made sure my accommodations were on point! Her kindness was very much appreciated!

Love the location. Sooo many close stores and restaurants. LEE WAS AMAZING. She really went out of her way to wow us. Mgr Andrew was awesome, too. They both stayed committed to prompt and kind service, despite an unruly man yelling at them about a third party error. They were efficient and helpful in checking in so many guests at once. Breakfast was great to boot. We will definitely be back

We stayed here one night to break up a long road trip and it was a pleasant experience. Everything we saw was clean and in good repair. The staff members were all friendly and helpful. The complimentary breakfast was decent and had several protein options. The automatic pancake machine was the highlight of the day for our kiddos.

I have seen some mixed reviews around but I want to speak to MY 2 experiences at this Holiday Inn Express & Suites offering in Live Oak. I stayed here earlier this year (around March 2025) and this month (November 2025). Between my two stays, I saw marketable improvements. Namely there was new fresh-grind coffee machines in the lobby for coffee 24/7, a few additional breakfast options (cooler with milks, yogurts, and more), new fridges, Dove shower products, firm AND soft pillows, and a functional smart TV. Some of these started in my first visit but they were definitely polished for the second. The ONLY real complaints I would have if any are that the showers themselves are starting to show their age and the shower heads are not kept very clean so you get very haphazard water pressure at times. I am sure if they continue their renovations, they will fix this too. In either case, I have never experienced these issues with lack of hot water, mold, or whatever else people are complaining about. Yes, service is average, but it's a 2 star hotel people. All in, I would give this a 4-star treatment in comparison to similar offerings from chains like Marriott.

From the moment I walked in, the hotel felt incredibly clean and well cared for. Everything smelled fresh—not that artificial cleaner smell, but genuinely clean and welcoming. The room was spotless, the linens were crisp, and even the common areas were immaculate, which says a lot about how much pride the staff takes in the property. What really stood out, though, was the staff. Everyone was friendly, professional, and genuinely accommodating. They didn’t just do the bare minimum—they made an effort to make sure my stay was comfortable and stress-free. Any request I had was handled quickly and with a positive attitude. It’s clear this team actually cares about guests and their experience. Clean, great-smelling rooms and a staff that goes out of their way to help—this is exactly what a hotel stay should feel like. I would absolutely stay here again and highly recommend it to anyone who values cleanliness and excellent service.

Stephanie was tremendous! I walked in at 12am after working 14 hours and then drove 5 hours to my location here. They had one room but wasn’t cleaned up . She cleaned it up for me in a flash ! Thanks again of She hadn’t have done this I would have had to keep moving to find another place to lay my head for night! Note that for some reason mobile to live oak all the holiday inns where booked !

The breakfast was outstanding — fresh, well-stocked, and far better than what you usually expect. There was a great variety, everything was clean and organized, and it was clear the team takes pride in making sure guests start their day right. The rooms were spacious, clean, and very comfortable, with plenty of room to relax and unwind. Everything felt thoughtfully set up, making the stay both easy and enjoyable. Overall, this property truly stands out because of its staff. Excellent service, great breakfast, comfortable rooms, and a team that goes above and beyond to accommodate guests. I would absolutely stay here again and highly recommend it to anyone looking for a smooth, comfortable, and welcoming experience.
